DESIGN
GUIDELINES
During the
master planning an extensive body of knowledge was compiled about
The Canyons’ environmental factors including visual analysis,
vegetation, archeology, climate, and wildlife. As a result of this
knowledge, an overall philosophy for The Canyons has evolved.
Stated quite simply, it is a subtle blending of people,
residences, and the existing desert into a harmonious and
aesthetically pleasing residential community which places primary
emphasis upon the preservation of natural desert areas.
UNDISTURBED
DESERT
Undisturbed
desert is the unifying theme at The Canyons, and this can only be
achieved if a lot is carefully altered to accommodate a residence,
while leaving a major portion of the lot in a natural undisturbed
state. The design of each residence should be tailored to the
unique features of each individual lot. To preserve the natural
features of each lot, such as significant existing plant
materials, washes, or rock outcroppings, all improvements should
be sited and mapped so as to minimize disruption of the existing
environment. Residences should be sited so that important views
are protected, natural drainage is not altered, and The Canyons
overall philosophy is carried out by carefully integrating the
residences into the natural desert.
THE
BUILDING ENVELOPE
Each lot has
a designated Building Envelope which establishes the maximum
allowable developable area within which all improvements must be
located. The Building Envelopes have been adequately sized to
accommodate homes appropriate to this unique community. The
Natural Area is that portion of the lot which lies outside of the
Building Envelope and must remain as undisturbed natural desert,
except for driveway improvements. It is expected that all
residences will exceed 2,700 square feet of living area.
Conversely, each residence shall be consistent to a size which
does not overwhelm The Building Envelope.
BUILDING
HEIGHT
The maximum
building height for any structure shall not exceed 16 feet except
that the height of one-third of the roof area may reach to 19
feet, with all heights measured from the average natural grade
elevation occurring on that portion of the lot on which the
structure is located. Certain lots are allowed to develop
two-story designs if the owner so chooses. In those instances, the
maximum building height for any structure shall not exceed 21 feet
except that the height of one-third of the roof area may reach to
24 feet. In all cases, structure heights shall be reviewed on a
design specific basis.
VISUAL
BLENDING
A general
design approach that stresses visual blending of the buildings
into the natural desert context should be developed for each
residence, while encouraging design flexibility to insure the
residences fit the owners needs. Designs using muted colors,
non-reflective materials, and exterior lighting which will not
interfere or compete with the dramatic panorama of views of the
desert, surrounding mountains, and the valley below shall allow
the natural desert’s context and colors to predominate and will
preserve the integrity of The Canyon philosophy. |
